🏑 House Rules

  • No smoking or vaping indoors. Smoking is allowed outdoors; please dispose of cigarette butts properly.
  • Maximum 8 guests. No unregistered overnight guests without prior approval.
  • No pets. Animals are not allowed anywhere on the property.
  • Fires must be attended at all times. Use only the designated firepit or fireplace. Fully extinguish fires before leaving them unattended.
  • Flush toilet paper only. Do not flush wipes, feminine products, or anything else.
  • Stay within property boundaries. Look for blue-painted trees to avoid trespassing on neighboring land.
  • No parties or large gatherings. Quiet hours and respect for neighbors are expected.
  • Security camera notice: One exterior camera monitors the driveway, firepit, and shed area for your safety.

πŸ”₯ Firewood Policy

Your reservation includes 12 pieces of firewood per night. Additional firewood is available:

  • $2 per piece or $15 per dozen
  • Pay via PayPal, Venmo, or Zelle
  • Please do not collect wood from the forest or burn trash

🌲 Wildlife Notice

Wildlife is common in the area. You may see deer, foxes, bears, or snakes β€” including venomous timber rattlesnakes and copperheads. Keep food sealed, supervise children, and avoid approaching animals. Insect repellent and tick protection are strongly recommended on the trails.

πŸ“… Cancellation Policy

  • Full refund: Cancellations made 14 or more days before check-in
  • 50% refund: Cancellations made 7–13 days before check-in
  • No refund: Within 6 days of check-in

If we’re able to rebook your dates, we’ll make every effort to issue a partial refund even inside the no-refund window.

Winter Access Exception: If snow prevents safe driveway access, you may cancel by noon on your check-in day for a full refund. Details are in the Winter Access Policy.

All guests are required to sign a short digital rental agreement after booking. This document outlines the full terms of stay, house rules, property risks, and waiver of liability. Agreement must be completed prior to check-in.
